MHADA Diwali 2025: The Maharashtra Housing and Area Development Authority (MHADA) is bringing festive cheer to Mumbai’s homebuyers. For the first time in almost 19 years, MHADA’s Mumbai Board will conduct a “first priority” housing sale, giving preference to buyers who apply early. Around 5,000 vacant and bankrupt homes will be up for sale this Diwali, with properties located in Powai, Tardeo, and Tunga, among other areas.

Unsold Homes Finally Up for Grabs

Many of these homes remained unsold in previous auctions due to high prices or lack of demand. Even premium apartments in Crescent Tower, Tardeo, priced around ₹7 crore, failed to attract buyers despite price reductions. The same goes for unsold flats in Powai and Tunga, which will now be included in this upcoming Diwali sale.

‘First Priority’ Allotment Explained

Under the ‘First Priority’ or ‘First Come, First Served’ rule, homes will be allotted to buyers who complete the application and payment process first. This system has already been successfully implemented in Pune and Konkan divisions, but it’s returning to Mumbai after 19 years. MHADA officials say this model helps speed up the process and ensures that long-vacant homes finally find owners.

Focus on Affordable Housing

MHADA’s goal remains to provide affordable housing for the common man. The Mumbai Board’s Marketing Department is currently compiling data on properties that went unsold even after multiple auction attempts. Once finalized, the advertisement will be published, opening the sale to eligible buyers.

Why This Sale Matters

After nearly two decades, MHADA’s Mumbai Circle is reintroducing the first priority sale format. The last such event took place in 2006, making this Diwali’s housing sale a once-in-a-generation opportunity for Mumbai residents to own a MHADA flat without the usual lottery process.
